blok360 ("Uygulama"), Verselya tarafından geliştirilen site yönetimi ve aidat tahsilat platformudur. Bu Gizlilik Politikası, web ve mobil uygulamamızı kullandığınızda kişisel bilgilerinizi nasıl topladığımızı, kullandığımızı ve koruduğumuzu açıklar.
1. Topladığımız Bilgiler
Uygulamamız aşağıdaki verileri toplar:
Kimlik Bilgileri: Ad-soyad, telefon numarası, e-posta adresi (opsiyonel) ve T.C. kimlik numarası (yalnızca yönetici girişi gerektiği durumlarda).
Mülk Bilgileri: Site yönetimi tarafından sisteme tanımlanan daire kodu, blok, kat, m², hisse oranı ve ev sahibi/kiracı durumu.
Finansal Bilgiler: Aidat tahakkukları ve ödeme geçmişi, banka hesapları (IBAN), referans kodları, kart ödeme işlemleri (PSP üzerinden, kart bilgisi tarafımızda saklanmaz).
Kullanım Verileri: Giriş/çıkış zamanları, IP adresi, kullanılan cihaz bilgisi (push bildirimleri için FCM token), uygulama içi etkileşimler.
İletişim İçeriği: Talepler ve yorumlar (fotoğraf dahil), site yönetimi tarafından gönderilen duyurular.
Not: Hesap oluştururken telefon numaranızı SMS ile doğrularız. T.C. kimlik numarası yalnızca yetkili yönetici rolleri için zorunludur; sakinler için opsiyoneldir.
2. Bilgilerinizi Nasıl Kullanırız
Aidat tahakkuk, tahsilat ve mutabakat işlemlerini yürütmek
Site sakinlerine duyuru, talep yanıtı ve bildirim ulaştırmak (uygulama içi bildirim ve mobil push; SMS yalnızca doğrulama kodu için)
Yasal yükümlülükleri (KMK 634, vergi, defter tutma) yerine getirmek
Hesap güvenliği (giriş doğrulama, OTP), hile ve sahtekarlık tespiti
Hizmeti geliştirmek (anonim kullanım verisi, hata raporları)
3. Üçüncü Taraf Hizmetler
Uygulamamız aşağıdaki hizmet kategorilerini kullanır:
Sunucu, veritabanı ve dosya deposu: Hetzner Online GmbH — Nürnberg (Almanya) veri merkezi. Veritabanı, yüklenen dosyalar (S3 uyumlu MinIO deposu) ve yedekler aynı sunucuda tutulur.
Ağ ve şifreleme (TLS): Cloudflare, Inc. (ABD merkezli, küresel ağ) — tüm trafik şifreli olarak Cloudflare üzerinden iletilir.
Push bildirim: Google LLC — Firebase Cloud Messaging (ABD)
Hata takip: Sentry (Functional Software, Inc.) — AB (Almanya) veri bölgesi; uygulama hata kayıtları, varsayılan kişisel veri gönderimi kapalı
Banka ve ödeme hizmeti sağlayıcıları: kartla ödeme ve sanal IBAN devreye alındığında lisanslı ödeme kuruluşu (kart bilgisi tarafımızda saklanmaz)
SMS sağlayıcı: yalnızca doğrulama kodları için; hizmet devreye alındığında sağlayıcının adı bu metinde belirtilir
Her hizmet kendi gizlilik politikasına tabidir. Reklam ya da pazarlama firmasıyla kişisel veri paylaşılmaz.
4. Veri Saklama ve Güvenlik
Şifreler tek yönlü hash ile (BCrypt) saklanır, düz metin tutulmaz
Tüm trafik HTTPS/TLS ile şifrelenir; oturum tokenları kısa ömürlüdür
Uygulamamız 18 yaş altı kullanıcılara yönelik tasarlanmamıştır. 18 yaş altı bir kullanıcının sehven hesap açtığını fark edersek hesabı silmek üzere derhal harekete geçeriz.
7. Çerezler / Cookieler
Yalnızca hizmetin çalışması için zorunlu çerezler kullanılır: oturum (access_token 60 dakika, refresh_token 30 gün), ekranda gösterilen ad ve roller (session_user, 30 gün), seçili site (active_site_id, tarayıcı kapanana kadar) ve gönderilen formun sonucu (flash, 15 saniye). Tarayıcı belleğinde yalnızca açık/kapalı menü grupları tutulur. Reklam, analiz ya da takip çerezi yoktur.
8. Politikadaki Değişiklikler
Bu gizlilik politikası zaman zaman güncellenebilir. Önemli değişiklikler uygulama içi bildirimler ve giriş ekranında gösterilen onay ekranı ile duyurulur.
blok360 ("App") is a residential complex management and dues collection platform developed by Verselya. This Privacy Policy explains how we collect, use, and protect your personal information when you use our web and mobile applications.
1. Information We Collect
Our application collects the following data:
Identity Information: Full name, phone number, email address (optional), and Turkish national ID number (only when required for management roles).
Property Information: Apartment code, block, floor, square meters, share ratio, and owner/tenant status — defined in the system by the property management.
Financial Information: Dues assessments and payment history, bank accounts (IBAN), reference codes, card payment transactions (processed via PSP, card details are not stored by us).
Usage Data: Login/logout times, IP address, device information (FCM token for push notifications), in-app interactions.
Communication Content: Tickets and comments (including photos), announcements sent by the property management.
Note: Phone numbers are verified via SMS when creating an account. Turkish national ID is only required for authorized management roles; it is optional for residents.
2. How We Use Your Information
Process dues assessments, collections, and bank reconciliation
Deliver announcements, ticket responses, and notifications to residents (in-app and mobile push; SMS only for verification codes)
Improve the service (anonymized usage data, error reports)
3. Third-Party Services
Our application uses the following service categories:
Servers, database and file storage: Hetzner Online GmbH — data center in Nuremberg (Germany). The database, uploaded files (S3-compatible MinIO storage) and backups are kept on the same server.
Network and encryption (TLS): Cloudflare, Inc. (US-based, global network) — all traffic is carried encrypted through Cloudflare.
Push notifications: Google LLC — Firebase Cloud Messaging (USA)
Error tracking: Sentry (Functional Software, Inc.) — EU (Germany) data region; application error logs, default personal data collection disabled
Bank and payment service providers: a licensed payment institution once card payments and virtual IBANs are enabled (card data is never stored by us)
SMS provider: for verification codes only; the provider will be named here once the service is enabled
Each service is subject to its own privacy policy. No personal data is shared with advertising or marketing companies.
4. Data Retention and Security
Passwords are stored as one-way hashes (BCrypt); plain text is never retained
All traffic is encrypted via HTTPS/TLS; session tokens are short-lived
Database row-level security (RLS) ensures you cannot see data from other sites
Financial records (assessments, payments, ledger) are retained for 10 years per the Turkish Tax Procedure Law
Upon account deletion request, data not subject to legal retention is anonymized within 30 days
Push tokens and session logs are kept for 2 years and then deleted automatically; SMS verification codes for 90 days
5. Your Rights
Under KVKK (Turkish Data Protection Law) and GDPR, you have the following rights:
Our application is not intended for users under the age of 18. If we discover that a user under 18 has inadvertently created an account, we will take immediate action to delete the account.
7. Cookies
Only cookies that are strictly necessary for the service are used: session (access_token 60 minutes, refresh_token 30 days), the name and roles shown on screen (session_user, 30 days), the selected site (active_site_id, until the browser is closed) and the result of a submitted form (flash, 15 seconds). Browser storage only keeps which menu groups are collapsed. No advertising, analytics or tracking cookies are used.
8. Changes to This Policy
This privacy policy may be updated from time to time. Significant changes are announced via in-app notifications and the consent screen shown at login.
